Hines Way, Robert Bentley, Newburyport

Newburyport’s new development, Hines Way, stands out from many other projects in the port city with one-of-a-kind style and amenities. This well sought-after community, which has been built and sold in three phases so far, will bring the final phase of condos to market this spring. For buyers hoping to become part of the Hines Way neighborhood—phase 4 promises some of the development’s best properties yet with excellent locations and views.

What makes Hines Way stand out? The condos have a coastal craftsman style that is different from any of the competition. Each townhome has three bedrooms and 3 1/2 baths, along with the main floor set up to entertain with an open concept, high-end finishes, and a deck. The outdoor space continues with a private patio off the downstairs bonus room.

Along with beautiful interiors and private outdoor space, Hines Way continues to deliver with stunning outdoor common space. The condos line a beautiful street with expert landscaping, cobblestone walks, gorgeous granite walls, and even a pond. At the end of the street is a cul de sac featuring a flag pole with a soaring American flag, a nod to the street name itself. Hines way is named after First Lieutenant Derek Hines, a Newburyport native killed overseas while serving in Afghanistan. The flag is dedicated to Hines and his family as a thank you for his service.

While the amenities and attention to detail inside and out of the properties make these townhomes extremely desirable, what puts them over the top is the location. As all current and aspiring Newburyport residences know, location is key in this super walkable city. Hines Way gives residents access to Newburyport’s Clipper City Rail Trail—the perfect spot to enjoy a beautiful walk or bike ride and also a direct connection to downtown and the waterfront. For home buyers commuting to Boston, Hines Way is also a very quick walk or ride to the MBTA. Despite the walkability that Hines Way offers, having a car is also no problem for residences as each condo boasts a private oversized one-car garage—an extremely rare amenity in Newburyport.

With phase 4 of this project set to come to market soon, there is still one last opportunity to call Hines Way home—don’t miss out!  The Hines Way development is being exclusively handled by Bentley Real Estate. For more information or to schedule a tour, reach out to Robert Bentley at 781.858.5115.

The Biggest Financial and Non-Financial Benefits of Owning A Home

In the midst of a global pandemic, our homes have become much more than a space that provides a roof over our heads. We’ve experienced sheltering in place for several months, so having a place we can call our own has become invaluable. For many, our homes have also turned into our workspaces and even schools for our children.

Moreover, a recent survey by Gallup just ranked real estate as the best long-term investment among several options—with 41 percent of Americans seeing it as superior to stocks, gold, savings accounts, and bonds.

But unlike other investment options where the benefits are purely financial, owning a home provides both financial, non-financial, and social advantages that allow every homeowner to take great pride in. As National Homeownership Month kicks off this June, we’ll cover some of those benefits that will hopefully make you more excited to kickstart your homeownership journey, or even celebrate if you already have a place to call your own.

Building equity

Home equity refers to the value of your property that “you truly own.” It is your property’s current market value minus the amounts owed on any mortgages or liens against the property. Owning a home builds equity because equity grows with each payment you make toward your mortgage, which brings you closer to owning more of your home. It’s opposed to making monthly payments to your landlord if you’re a renter, where you will own nothing no matter how long you stay there. Performing routine maintenance on your home and other renovations that help increase its resale value is also another way to build equity.

Your home equity is a form of forced savings that is essentially part of your net worth, which means you’re preparing for your future since you can use it down the road to help you accomplish other huge financial goals.

Helps build a strong credit history

A mortgage is considered “good debt” so as long as you’re consistently making your monthly loan payments on time, you are showing to other lenders that you are a good borrower. This helps to build your credit and proves your credit-worthiness, which can be helpful when you may want to consider other loans in the future, such as for buying a car, remodeling your home, or getting a business loan. It’s an additional perk that many buyers may not consider at first but will prove to be beneficial later on.

Better control and stability over housing-related costs

One of the most significant financial benefits of being a homeowner, and the biggest advantage versus being a renter, is that you will have better control over your monthly housing payments. Unlike rent costs that continue to go up each year, you’ll have peace of mind knowing that your monthly mortgage payments remain relatively steady despite rising interest rates and periods of inflation, especially if you have a fixed-rate mortgage where the cost of your home is locked in for the term of your loan.

Other costs of owning a home like property taxes and insurance premiums may fluctuate, but this doesn’t typically happen as often as rising rents. You can also choose to install energy-efficient appliances and features that can help save you thousands of dollars in utility bills every year. With this kind of control, you can budget accordingly and make better short- and long-term financial decisions.

Tax deductions

Another financial perk of being a homeowner is that you qualify for many tax deductions and tax credits. To make it clear, a tax deduction reduces your adjusted gross income, which in turn reduces your tax liability. Meanwhile, credits represent money taken off of your tax bill.

While we won’t elaborate on them further, the most common tax deductions for homeowners include:

  • Mortgage interest

  • Points

  • Real estate taxes

  • Private Mortgage Insurance (PMI)

  • Home office deduction

  • Medically-necessary home improvements

  • Capital gains tax exclusion

On the other hand, tax credits may be available for those who were issued a Mortgage Credit Certificate (MCC). You can also check if your state offers tax credits or rebates for energy efficient-improvements you’ve made to your home.

Increased privacy and security

In the 2020 National Housing Survey from Fannie Mae, one of the top three reasons Americans value homeownership is because it helps them achieve a sense of privacy and security. Unlike when living in an apartment where you often have to deal with thin walls and be able to hear almost every move of your neighbors, you are less likely to experience this when you own a home. You are also more likely to have the same neighbors for many years, increasing trust among the community. Moreover, privacy and security were proven to have become even more valuable as we’ve dealt with the challenges of the recent health crisis.

Freedom and control over your living space

Owning a home means you have a space that is uniquely yours. You have the freedom to customize it to your liking; accomplish renovations to make your home look exactly how you want it. In the National Housing Survey mentioned above, 91 percent of respondents said homeownership could help them achieve control over what they do with their living space.

Many renters have rules and limitations over the color they can paint the rooms or changes they can make to the appearance of their living spaces to make it feel like home, or even against having pets. But when you own, you’re free to create the space you want and renovate how you see fit (but still within the boundaries of your homeowner’s association and local zoning rules). It’s a liberating feeling that can never be taken for granted, especially if you’ve been a long-time renter first before finally owning your space.

Increased civic participation

Unlike their renter counterparts, homeowners often settle in their area for longer periods and don’t have to worry about moving anytime soon. This in turn adds a certain degree of stability to the neighborhood. With their stronger connection to their community, homeowners are often more committed to volunteer work. They are likely to contribute to the maintenance of their properties and surrounding areas. They are also more likely to get involved in community organizations and build relationships with other people in their neighborhood, potentially leading to an overall increase in civic participation.

Pride of ownership

The feeling of accomplishment and the sense of pride that comes along with homeownership is something that can never be underestimated. In the Fannie Mae survey, 87 percent of consumers believe owning a home is important to “living the good life.” Having a place where you can settle and raise your family, make memories, celebrate holidays and other special occasions, and spend time with family and friends is an important milestone that contributes to your overall health and well-being, which ultimately leads to a better quality of life. This sense of stability and life satisfaction is the reason why homeownership continues to represent the American dream for thousands of families each year.

Finding the best agent just got easier, Newburyport MA

Finding the best agent just got easier.  In partnership with Zillow and Trulia, RealTrends.Com is a national site that provides rankings of Real Estate Agent performance.  They have been tracking Real Estate Agent performance at the agent, team, and brokerage level for the past eight years and provide consumers the data necessary to make an educated decision.

Buying and selling a home is typically one of the largest financial transactions you will make in your life time.  Therefore it is critical to choose a local experienced agent with a proven track record.  Do you purchase or sell a car without checking ratings websites?  Almost all people research properties online, but researching agents is also an important part of the equation.  You need someone you can count on to get the job done.

In real estate, like many other fields, the more transactions an agent has done, the more capable they are of effectively advising their clients.  At the end of the day, you don’t need a new best friend, you need someone with extensive knowledge and experience, which directly correlates with sales performance.

Time to downsize, Newburyport MA

Is It Time To Downsize?  My kids are off to college, is it time to downsize?  This is a very exciting time of year, for our area’s hundreds of high school’s seniors.   They are wrapping up their final semester of high school and planning lots of exciting events ahead, including senior class trips, senior week festivities, proms and finally culminating with their high school graduation.

Lots of seniors are going to be heading off to college next fall…some might even know where they are going already, having applied for early action/decision in the fall.  The rest were busy over winter break filling out those last few supplements, writing that last essay and preparing for their interviews at their favorite schools.  Whatever the stage your child may be in, the process of applying to college can be a stressful, albeit exciting one.  Some of you may even be thinking, now that the kids are off to college…should we be thinking of downsizing /relocating.  Now what?

Having recently sent two kids off to college, I understand that thinking.  Your large family home is becoming high maintenance, and now less space and the desire to live simpler is your new motto.  Maybe you’re retiring or just want a low-maintenance lifestyle.  Sometimes the need to downsize isn’t always by choice, life events sometimes force the issue.   Maybe you’d like to buy a home closer to downtown, with a small yard, or perhaps no yard at all, and walk to restaurants and the waterfront? Just like applying to colleges, the buying and selling process can be extremely stressful. It’s your largest investment after all!  Keep in mind that it is a sellers’ market right now and rates are still very low, so making the move and locking into a nice, low interest rate, while pocketing your built-up equity in your home, might just be one of your goals for 2017.  If you determine it is, I’m available to work with you to make the process as stress free and fun as possible!

put your house on the market, Newburyport MA

Market Update – When Should You Put Your House on the Market? Are you waiting for the Spring market because you’ve heard that is the best time to list your property?  Some will say list your house, “just after the Super Bowl, or as soon as the snow starts to melt.”  Timing of when to put your house on the market is a very common question.  The answer depends on a few factors but the most important factors are: when is your house ready to show and when are you ready.

The Greater Newburyport real estate market is currently lite on inventory, as it frequently is in the middle of Winter months.  What’s this mean to sellers in the Greater Newburyport real estate market?  It means, don’t wait if your house is ready to be put on the market.  List now and you are likely to get a better price because there are many educated, quality buyers just waiting to act when they see the right property.

The Spring market is traditionally a very popular time to list, but sellers will experience substantially more competition because buyers have more options during the busy Spring market.  There are many very educated buyers in the Greater Newburyport real estate market place right now, many of which have been searching for quite some time.  These folks are sitting on the sidelines patiently waiting for the right property, and they clearly recognize when a great property comes along.   Don’t over-analyze when to put your house on the market.  This is a simple supply versus demand equation.  If your house is ready, jump in now and you are likely to get premium pricing while buyer demand is at its highest.

Call, text 781.858.5115 or email RobertBentley@Newburyport.com  to schedule a meeting to discuss listing your home or condo.

Bentley's Real Estate, Newburyport MA

The Newburyport real estate market remains strong, but prices adjust with increased Newburyport housing inventory for the summer months, and Fall is starting to look the same.  The area saw premium pricing during the Winter months due to the low inventory but the Spring and Summer markets have provided buyers with many more options.  Properties in the mid and lower tier price points are selling as long as they are priced appropriately.  The upper tier housing market is not moving as quickly but again, the properties with realistic price points are selling.

Although we see some fluctuation in inventory and price points, the overall demand for Newburyport is strong.  The thriving downtown has so much to offer.  Newburyport serves as the hub for other North Shore and Southern NH towns with many great restaurants and shops and it’s beautiful views along the Merrimack River and close proximity to the beach.  The schools are strong as well with Newburyport High School just being ranked 253rd in News Weeks 2015 annual top 500 high school ranking and only one of 19 in Massachusetts.

If you are looking  to move to Newburyport, now is the time and if you are already a resident, it is highly likely that you have made a great long term investment by purchasing property in Newburyport. Contact Robert Bentley of Bentley’s to find out how much your Newburyport home is worth in today’s Newburyport MA Real Estate market.

Newburyport has become a top town on the Massachusetts North Shore, so when folks learn they are relocating here they first look to learn about this great community.  “Home Buyers are increasingly researching community first and not Real Estate as quality of life, schools, active lifestyle all remain large considerations to the home buying process” says Robert Bentley, Boston Power Player and the top agent in Greater Newburyport.

“We are seeing increased traffic on Newburyport.com and soon will have Newburyport Home Search built directly on the site’s real estate page that will allow visitors complete and direct access to MLS home for sale data updated real time.” Excitement for the value of Newburyport Real Estate remains high and inventory comes and goes, so working with a top local agent is critical to the Newburyport Home Search.  Reach out to Robert Bentley anytime with questions @ 781.858.5115.

‘Joy’ Movie Could Bring National Attention to Greater Newburyport

By Brian Cossette, Newburyport.Com Correspondent
Realtor for BENTLEY'S Real Estate Team, Brian was born and raised in the Exeter, NH area and moved to the North Shore where he attended Endicott College in Beverly, MA. After a background in sports marketing and working for two different sports agents, Brian transitioned to working as a real estate agent where we could maintain client-based relationships and utilize his marketing background. He is an expert in not only the NH Seacoast real estate marketplace, but many communities along the North Shore as well. Brian’s skill with technology allows him to stay on top of current real estate trends while maintaining compassionate relationships with his clients. He is never too busy to stop providing one on one attention.
Brian Cossette
Robert De-Niro, Bradley Cooper join Jennifer Lawrence, Newburyport MA

Get your popcorn ready Greater Newburyport; you’re going to be a little more famous. A-list celebrities Jennifer Lawrence, Bradley Cooper, and Robert De Niro have made their way to the North Shore for the filming of ‘Joy’, a story about inventor and entrepreneur Joy Mangano- who will be played by Jennifer Lawrence. So far, we know that scenes have been filmed in Newburyport, Newbury, West Newbury, and other North Shore locations. This is the third film director David O. Russell has brought to Massachusetts, and if ‘Joy’ is as successful as his first two, ‘The Fighter’ and ‘American Hustle’, the film could draw significant attention to our historic and charming city.

We don’t yet know how much of the film will be set in Greater Newburyport, but even a few minutes in the limelight will perhaps be the most attention the city will have seen to date. As one of the most thriving cities and real estate markets in the Northeast, Newburyport is familiar to most New Englanders but it is small enough of a city where it doesn’t register on a national scale. All of that could change when Hollywood’s mega superstars come to down.

In 2014, the highest grossing films in the United States were ‘American Sniper’ and ‘The Hunger Games: Mockingjay- Part 1’, which starred Bradley Cooper and Jennifer Lawrence, respectively. When film legend Robert De Niro is the third wheel, you can anticipate it to be a major blockbuster. We can also expect it to be a very good movie; each time Lawrence, Cooper, and Russell have made a film together, it has resulted in a Best Picture nomination. ‘Joy’, also titled ‘Kay’s Baptism’, is set to hit the box office on Christmas Day, a perfect gift for our flourishing community.

Newburyport on the Water, Newburyport MA

The weather has finally started to brighten and spring is in the air…and nowhere is that more apparent than in Downtown Newburyport on the water.  The marina workers are busy getting all of the docks into the water.  They pulled them out last October/November and they have been sitting in the boatyards all winter, under ten feet of snow, as was the case this year.  Well the snow has melted and the docks are being painstakingly moved from their winter storage and into position all along the banks of the Merrimack River.  Its hard work and takes some time, but this group of guys have been doing it for over 25 years, so they know their stuff!

The largest marina in the area is called Newburyport Marinas and it includes the docks at Newburyport Harbor Marina, Hilton’s Marina, Windward Yacht Yard and the Newburyport Boat Basin.  They are all located along the Merrimack River in historic Newburyport, with more than 500 slips for seasonal/transient dockage and accommodations for boats ranging in size up to 125′.  We happen to have a small 22’ Sea Ray and moor it at Hilton’s Marina, right next to the Black Cow restaurant.  HILTON’S MARINA is just 3 miles from the mouth of the Merrimack River with 65 slips. Hilton’s Marina can accommodate boats ranging in size up to 100’ feet and is a short walk to shopping, dining and activities in the downtown area.  It’s a wonderful place to keep your boat, as it is a short ride up river or even out through the mouth of the river to enjoy the ocean on your way to places like Cranes Beach, the Isles of Shoals, fishing at Jeffries Ledge or other local harbors.

Along with personal boating, the City offers many other options to enjoy the water.  We have a whale watching company, kayak and paddle board rental company, the Ninth Wave catamaran for rentals and a small river cruise trip from the main docks on the waterfront.  Enjoy the water and then head up town to enjoy some great shopping or have a delicious meal in one of our many restaurants.  Newburyport has a lot to offer the frequent visitor but really makes life feel like a permanent vacation when you live here!!!  ENJOY!

Hearts Set on Newburyport

Consistent with the trends of 2013, the current real estate market in Newburyport, Massachusetts remains competitive as families look for entry points into the community.

“There was an uptick in luxury properties for a brief moment as developers raced to take advantage of converting smaller homes on the market into million dollar listings, but for the most part homes between $300,000 – $600,000 are what you’ll see on the market right now,” said Robert Bentley, owner of Bentley’s

And though inventory has improved from the market’s dry patch over the summer, explained Bentley, because of the high demand for homes in this price range they don’t stay on the market long.

“My suggestion is to be prepared. If you know Newburyport is where you want to be, have all your ducks in a row before you even begin your search. This way when you find something for your family, you can act fast,” said Bentley.

Flips & Resales Continue Into Fall

@KathrynCartini, Multimedia Storyteller

Bentley's Real Estate Home SearchHaving time only for a breathe after the summer/school deadline rush that carried through until Labor Day, Greater Newburyport’s No 1 Real Estate Agent Robert Bentley is now gearing up for the fall real estate season, which is proving to be competitive.

“It’s not a buyer’s or seller’s market at the moment,” said Bentley. “People are still waiting for more inventory to hit.”

According to Bentley, the Newburyport real estate market lacks single family homes for sale, with homes on the market down 25% from this summer. This leads him to believe our fall trend may be in land for sale.

“Currently there are 21 lots of land for sale, so we’re hoping builders will start snapping them up to create new single family homes and meet the demand,” said Bentley.

Prices for these lots of land range from $219,000 to $598,000, and Bentley is particularly keeping his eye on Twomey Drive by Caswell Development.

If you’re interested in taking advantage of this opportunity and listing your single family home on the market this fall, Bentley recommends starting with his Home Value Bestimate. This tool allows you to assess the value of your property online with a comprehensive report that compares the attributes of your home against those of other homes on the market or recently sold.

On the flip side, the Newburyport condo market remains strong as many renovations and resales continue into the fall.

“There are 48 condominiums on sale right now in the Greater Newburyport area,” said Bentley.

104 State Street, Newburyport, Massachusetts Home for SaleBentley’s represented the highest priced condo sold this year listed at $759,900. This unit is located in downtown Newburyport. The sale is scheduled to close this month.
