Is It Time To Downsize?  My kids are off to college, is it time to downsize?  This is a very exciting time of year, for our area’s hundreds of high school’s seniors.   They are wrapping up their final semester of high school and planning lots of exciting events ahead, including senior class trips, senior week festivities, proms and finally culminating with their high school graduation.

Lots of seniors are going to be heading off to college next fall…some might even know where they are going already, having applied for early action/decision in the fall.  The rest were busy over winter break filling out those last few supplements, writing that last essay and preparing for their interviews at their favorite schools.  Whatever the stage your child may be in, the process of applying to college can be a stressful, albeit exciting one.  Some of you may even be thinking, now that the kids are off to college…should we be thinking of downsizing /relocating.  Now what?

Having recently sent two kids off to college, I understand that thinking.  Your large family home is becoming high maintenance, and now less space and the desire to live simpler is your new motto.  Maybe you’re retiring or just want a low-maintenance lifestyle.  Sometimes the need to downsize isn’t always by choice, life events sometimes force the issue.   Maybe you’d like to buy a home closer to downtown, with a small yard, or perhaps no yard at all, and walk to restaurants and the waterfront? Market Update – When Should You Put Your House on the Market? Are you waiting for the Spring market because you’ve heard that is the best time to list your property?  Some will say list your house, “just after the Super Bowl, or as soon as the snow starts to melt.”  Timing of when to put your house on the market is a very common question.  The answer depends on a few factors but the most important factors are: when is your house ready to show and when are you ready.

It’s that time in your life to buy a house . . . You start to think about possibly moving into a new home. Your apartment or first home no longer seems big enough. Perhaps you are looking for another bedroom or a place to put all of the toys. A quieter street, a newer house, a different school district . . . You scour For Sale listings daily and cannot stop thinking about your Dream Home. You say “Maybe now is the right time to make a move and buy a house.”  Mortgage interest rates are at historically low rates after all . . . and how long are they going to last?

 

And then those dreamy thoughts get shut right down. How in the world can I really manage to move? I can hardly manage to get dinner on the table!

 

There is good news for you! With a strategy and written plan in place, moving can be a simplified process. Below we have included some tips on how to find out if now is the right time to buy a house, how to get there, and ways to help the actual move feel less complicated.

 

For New Buyers {This Applies to Sellers Too}

A Pre-approval is a smart idea. A huge first step in the home-buying process is determining how much house you can actually buy. Taking this step means you’ve been tentatively approved for a mortgage of a certain size.

 

Make an appointment to sit down with a mortgage professional to go over your options — it’s free after all!  Ask your real estate agent for a mortgage broker who she/he has done business with, and who is easy to reach and trustworthy. Some important questions you may want to ask: How much can I safely put down for a mortgage? Should I continue to save for a large down payment? Do I need to sell to buy? There are many unique mortgage products available and a good mortgage professional can assist you with finding the product that suits your family’s needs best.

 

Make a Wish List. Once you have determined your purchasing power, meet with your real estate agent to discuss a wish list for your new home. What is absolutely necessary and important to you? What can you live without? Consider your desired Neighborhood, Schools, Square Footage, Bedrooms, etc. Your agent can help you decide on a happy compromise among the long list of choices and set you up for MLS listing alerts that are focused on homes that fit your desires.

 

Once you find the right home and have an accepted offer, it is important to be on top of the deadlines. In roughly a two-week period, you will complete a home inspection, sign a Purchase and Sale agreement, and start your mortgage process. Know your deadlines up front and make sure that you have them properly calendared.

 

For Sellers

Timing. The first step is to think about when you would like to move. Set a date and then work backwards from there. Many families work around the school calendar and focus on the Spring and Summer markets, but this is a personal choice and any time of the year can be right if it makes sense to you.

 

Getting Your Home Ready for the Market. In this stage, it’s important to start thinking about your home as a commodity for sale. Look at your home critically. What do I need to do to show it in its best light? If selling in the Spring is right for your family, you will have plenty of time this Fall and Winter to tackle the projects that will help you maximize your profit when the flowers start blooming. A huge part of this process involves de-cluttering, staging, and making necessary updates and repairs. Make a list of the most important items and then start tackling them one by one with deadlines to accomplish each of your tasks.

 

For example, if you have eccentric or bold wall colors, this Winter is a good time to update to a more neutral palette. If you don’t have the resources to paint the whole interior, simple tricks such as a fun, fresh coat of paint on your front door and a new coat on the interior trim will help to make the house look correspondingly more modern and fresh.

 

And staging does not mean shipping out all of your furniture and bringing in new! It can be easy to work with the furniture you have. Moving furnishings around and getting rid of items that make your space look smaller will go a long way to making your home feel spacious. The goal is to create focal points in main living areas that potential buyers will find appealing, comfortable and inviting. It is also easy to create more of an upscale look with simple staging items such as oversized throw pillows, and fancy brand-name items from Marshall’s such as bath salts. When it comes to staging items, sometimes the right item makes a subtle but impactful difference.

 

Hire a real estate professional to help you identify what you need to do and to help you come up with a written game plan and roadmap to position yourself to sell quicker and maximize your profit. Many real estate professionals offer in-house staging advice and services as well, so don’t be afraid to ask.

 

Don’t Forget About Moving Day

It’s easy to get caught up in the process and forget about the actual nuances of moving. There are many ways to help you keep control and have your possessions organized throughout the move. Again, it’s important to write everything down! You will thank yourself later.

 

Reach out to your real estate agent for ways to help you make a plan. Some tips include creating a record keeping system with a number on every box you pack and a corresponding list with the contents. Designate a room as the Packing Central. Contact moving companies well in advance to secure the best quote.

Buying and selling real estate is possibly one of the largest decisions you will ever make. Like anything in life, being prepared and having a plan in place will make the transition more seamless.

The Custom House Maritime Museum created the perfect setting for the 1st Annual BENTLEY’S Customer Appreciation Event.  Over 200 BENTLEY’S real estate clients were welcomed by an upbeat brass band to get the party started, as they toured the beautiful historic maritime museum.  The party flowed outside on to the back lawn under an extra high spectacularly lit tent.  Guests enjoyed picture perfect weather and beautiful views of the boats on the Merrimack River.  Jim Rogers and his Andiamo team catered a top notch feel with an amazing selection of food.  New England Wine & Spirits brought in their 90 Plus representative featuring a wine tasting with a special selection of high end 90+ wines, in BENTLEY’S branded stemless wine glasses.  The entertainment was exceptional!  Carubia Brass Bands drew crowds to the front of the Custom House for the start of the party and local favorite Dan Sky took the party to the next level packing the dance floor, as many folks lined the exterior walk way and benches around the tent to enjoy his incredible music.  Of course the Bentley’s team made thoughtful decisions to plan this wonderful BENTLEY’S Customer Appreciation Event, but the true magic behind this over the top, Best of Newburyport event was performed by local event planner Tiffany Learned of Detailed Engagements.

As one of the staging specialists on Robert Bentley’s real estate team, Robert asked me to write a post to introduce myself and give my thoughts on the importance of staging as merchandising, which (due to my background) I like to refer to as “merchandising.”

There is a lot of talk about staging in recent years, almost a hype going on with it. There are so many real estate shows on the air showing how to do it, with people talking about “greiges” and “pops of color” and “repurposing” furniture that it probably either intrigues you or totally annoys you.

The truth is that it really is a powerful sales tool when done right, and even though there is so much information about staging available now, there are still far too many people who truly do not understand why it works. In fact, within the real estate industry it is a fairly controversial topic! I recently read some comments by a successful agent in which he claimed he did not believe in it because he felt it created “artificial value” by making houses look nicer than they would typically appear. Not a very good reason not to do it if you are selling a house, in my opinion.

But the real problem is that many people still think staging is only about trying to make a home look more beautiful or about “depersonalizing” a home (which is a borderline waste of time in my opinion). Instead, what we are trying to achieve is a proper staging as merchandising of the home so that as a product, it can be seen in its best possible light.

The flow of the rooms, the size of the rooms, the light coming into the rooms, the ceiling height, window size… all of these attributes need to be highlighted, and they can too easily be overlooked when you have too many things in a house, not the right things or no things at all. By highlighting features or showing that a small – looking bedroom can actually fit a queen size bed and dressers too (done it!), we can bring tremendous value.

I’ll share one great example I have (shown in the featured picture) which is a recent successful project I worked on with Robert. It was a fantastic loft condo in downtown Newburyport that was (I thought) a perfect mix of original rustic detail and modern conveniences. But after working many open houses it became clear that it was a challenge for people to imagine themselves actually living there, and numerous times I heard that the space was not practical.

I realized that we needed to physically show just how functional and well designed the space really was. So Robert, the developer and I came up with a plan to stage, using properly scaled pieces from my collection of vintage modern furniture, along with very limited “décor” to show this property to its fullest potential. The result was that not only did the property look aesthetically beautiful, but all the rooms looked bigger, the space flowed beautifully and it really got people talking about how they would decorate it if they had the chance. The excitement at the next couple of open houses we did was palpable and it went under contract shortly thereafter.

So the takeaway? Well, I believe so strongly in the results that we get that I actually stage my own listings so I urge you to not ignore this vital step in the pre-selling process. And if you have already listed but feel like you need a little help, we can always come in and help you. Proper design and new pictures makes a big impact no matter when you do it!

Thinking of new ways to help, my team leader Robert Bentley decides to ask me to go for a visit to talk to the owners, who are eager to start their new life as snowbirds in Florida. When I enter the front door I am immediately in love, not only with the house but the warm and gracious owners. Houses with ceiling height, original (in some cases never painted!) gleaming woodwork, a true single family neighborhood feel with a yard that you could practically raise farm animals in, all in downtown Newburport… this is not something that deserves to have the price dropped without an intervention first.

So what needed to change? It truly was as simple as some minor but drastically different cosmetic changes and a good old-fashioned stage for this classic home. The owners had spent their years in the house working on the systems and keeping the house in tip-top condition, but they were overwhelmed by decisions about design and so never made the cosmetic changes they desired.

The window treatments were dated and had to go. The paint and carpet in the entry had to be updated. The lighting fixtures were dated, and the furniture was well-loved and improperly scaled, making airy rooms feel small and impractical.

We changed all of this and what results is a house that I would move into tomorrow if I could bring my chickens and dreams of ACTUALLY raising farm animals in my backyard.

The Greater Newburyport real estate market is still very active for the end of the year in Newburyport, MA and surrounding area, with warm weather January should be active as well.

Most sellers are unsure of the market time due to the year closing but Robert Bentley recommends keeping your houses on the market and to maintain your price where it is. There is still a very active buyer market and they are eager to find a home and close the deal before the end of the year and start of New Year.

The buyer market can be equally tricky in terms of not knowing if it’s smart to wait until the influx of listing due out in the spring but Bentley suggests going for it and acting now if you see something you really like because the spring market is competitive and you might be able to find a better bargain in the colder months. In some situations, properties have been on the market for longer than the seller would have liked and they are willing to come down on the price. These houses wouldn’t necessarily be such a bargain in the spring market because of the competitive nature spring brings.

The Newburyport market is still seeing new listings come on even as the winter is approaching. Bentley says, “It’s interesting because everyone is trying to find the best time to put something on market or buy a property but it’s not necessarily about trying to time it, it’s about whether you’re personally ready to buy or sell or whether the property is in a condition to be bought or sold.” If you find something you like, go for it now and don’t let Newburyport’s winter stand in your way. The Newburyport real estate market remains strong, but prices adjust with increased Newburyport housing inventory for the summer months, and Fall is starting to look the same.  The area saw premium pricing during the Winter months due to the low inventory but the Spring and Summer markets have provided buyers with many more options.  Properties in the mid and lower tier price points are selling as long as they are priced appropriately.  The upper tier housing market is not moving as quickly but again, the properties with realistic price points are selling.

Its that time of year again…another class has wrapped up its four years at Newburyport High School and is preparing to graduate.  A proud Newburyport tradition for all graduating seniors of NHS is the week before graduation.  It is referred to as “Senior Week” and includes various fun activities.  Activities include a senior banquet, a Sox game, a trip to Giggles Comedy club, the senior prom and traditional activities like Vespers, Ivy Day and the Senior Sing out.  It’s a great week of final bonding with classmates and last hurrahs with lifelong friends.  The last day of senior week is graduation, happening this year on June 7th at 1pm at NHS’s Stadium.  The graduation itself is very traditional, starting with the procession of graduates entering under the “arch of roses” and wrapping up with the singing of the Alma Mater.  Growing up here makes the whole senior week so special; being able to celebrate the same NHS traditions with my children.  This is my second one to graduate from NHS and it sure is special watching them participate in these age-old traditions.

I sometimes wonder about living someplace else and not being able to send my children to a school that has such a long history (my grandmother went to NHS, as did both of my parents!).  Newburyport itself dates back to 1635, but became an official city in 1851, prospering in fishing, shipbuilding and silverware manufacturing.  Many of the large clipper ships were built right here in Newburyport (hence the mascot of NHS being the “Clippers”).  We have many historical homes for sale highlighting amazing architecture and historical features from a bygone era.  Our entire downtown area was restored with the utmost care to preserve the beauty and elegance, while still being functional and liveable, with numerous retail shops, restaurants, bakeries and even our own theater.  Its no wonder most people who hear I live in Newburyport tell me how lucky I am…and I get it.  It’s a beautiful city with a deep history and we ARE lucky to call it home.

Robert De-Niro, Bradley Cooper join Jennifer Lawrence, Newburyport MA

Get your popcorn ready Greater Newburyport; you’re going to be a little more famous. A-list celebrities Jennifer Lawrence, Bradley Cooper, and Robert De Niro have made their way to the North Shore for the filming of ‘Joy’, a story about inventor and entrepreneur Joy Mangano- who will be played by Jennifer Lawrence. So far, we know that scenes have been filmed in Newburyport, Newbury, West Newbury, and other North Shore locations. This is the third film director David O. Russell has brought to Massachusetts, and if ‘Joy’ is as successful as his first two, ‘The Fighter’ and ‘American Hustle’, the film could draw significant attention to our historic and charming city.

We don’t yet know how much of the film will be set in Greater Newburyport, but even a few minutes in the limelight will perhaps be the most attention the city will have seen to date. As one of the most thriving cities and real estate markets in the Northeast, Newburyport is familiar to most New Englanders but it is small enough of a city where it doesn’t register on a national scale. All of that could change when Hollywood’s mega superstars come to down.

In 2014, the highest grossing films in the United States were ‘American Sniper’ and ‘The Hunger Games: Mockingjay- Part 1’, which starred Bradley Cooper and Jennifer Lawrence, respectively. When film legend Robert De Niro is the third wheel, you can anticipate it to be a major blockbuster. We can also expect it to be a very good movie; each time Lawrence, Cooper, and Russell have made a film together, it has resulted in a Best Picture nomination. ‘Joy’, also titled ‘Kay’s Baptism’, is set to hit the box office on Christmas Day, a perfect gift for our flourishing community.

The weather has finally started to brighten and spring is in the air…and nowhere is that more apparent than in Downtown Newburyport on the water.  The marina workers are busy getting all of the docks into the water.  They pulled them out last October/November and they have been sitting in the boatyards all winter, under ten feet of snow, as was the case this year.  Well the snow has melted and the docks are being painstakingly moved from their winter storage and into position all along the banks of the Merrimack River.  Its hard work and takes some time, but this group of guys have been doing it for over 25 years, so they know their stuff!

The largest marina in the area is called Newburyport Marinas and it includes the docks at Newburyport Harbor Marina, Hilton’s Marina, Windward Yacht Yard and the Newburyport Boat Basin.  They are all located along the Merrimack River in historic Newburyport, with more than 500 slips for seasonal/transient dockage and accommodations for boats ranging in size up to 125′.  We happen to have a small 22’ Sea Ray and moor it at Hilton’s Marina, right next to the Black Cow restaurant.  HILTON’S MARINA is just 3 miles from the mouth of the Merrimack River with 65 slips. Hilton’s Marina can accommodate boats ranging in size up to 100’ feet and is a short walk to shopping, dining and activities in the downtown area.  It’s a wonderful place to keep your boat, as it is a short ride up river or even out through the mouth of the river to enjoy the ocean on your way to places like Cranes Beach, the Isles of Shoals, fishing at Jeffries Ledge or other local harbors.

Along with personal boating, the City offers many other options to enjoy the water.  We have a whale watching company, kayak and paddle board rental company, the Ninth Wave catamaran for rentals and a small river cruise trip from the main docks on the waterfront.  Enjoy the water and then head up town to enjoy some great shopping or have a delicious meal in one of our many restaurants.  Newburyport has a lot to offer the frequent visitor but really makes life feel like a permanent vacation when you live here!!!  ENJOY!

Consistent with the trends of 2013, the current real estate market in Newburyport, Massachusetts remains competitive as families look for entry points into the community.

“There was an uptick in luxury properties for a brief moment as developers raced to take advantage of converting smaller homes on the market into million dollar listings, but for the most part homes between $300,000 – $600,000 are what you’ll see on the market right now,” said Robert Bentley, owner of Bentley’s 

And though inventory has improved from the market’s dry patch over the summer, explained Bentley, because of the high demand for homes in this price range they don’t stay on the market long.

“My suggestion is to be prepared. If you know Newburyport is where you want to be, have all your ducks in a row before you even begin your search. This way when you find something for your family, you can act fast,” said Bentley.

Flips & Resales Continue Into Fall

Bentley's Real Estate Home SearchHaving time only for a breathe after the summer/school deadline rush that carried through until Labor Day, Greater Newburyport’s No 1 Real Estate Agent Robert Bentley is now gearing up for the fall real estate season, which is proving to be competitive.

“It’s not a buyer’s or seller’s market at the moment,” said Bentley. “People are still waiting for more inventory to hit.”

According to Bentley, the Newburyport real estate market lacks single family homes for sale, with homes on the market down 25% from this summer. This leads him to believe our fall trend may be in land for sale.

“Currently there are 21 lots of land for sale, so we’re hoping builders will start snapping them up to create new single family homes and meet the demand,” said Bentley.

Prices for these lots of land range from $219,000 to $598,000, and Bentley is particularly keeping his eye on Twomey Drive by Caswell Development.

If you’re interested in taking advantage of this opportunity and listing your single family home on the market this fall, Bentley recommends starting with his Home Value Bestimate. This tool allows you to assess the value of your property online with a comprehensive report that compares the attributes of your home against those of other homes on the market or recently sold.

On the flip side, the Newburyport condo market remains strong as many renovations and resales continue into the fall.

“There are 48 condominiums on sale right now in the Greater Newburyport area,” said Bentley.

Schools Sell Homes in Greater Newburyport

My wife Laura and I decided to relocate from Boston to Newburyport, Massachusetts several years ago based on the lifestyle in which we wanted to raise our children.

Newburyport is a great small city, with fantastic restaurants and shops. It’s also easily accessible to everything and everywhere, so it was easy to picture our kids having an amazing childhood here.

The Clock is Ticking

Each year around this time I always experience an influx of real estate closings, but none more powerful than within the past couple months due to the opening of Newburyport’s new F.T. Bresnahan Elementary School.

This state-of-the-art facility on High Street has some truly impressive early education amenities, and I’m excited all three of my daughters (6, 5, 5) will have the opportunity to attend Bresnahan this year.

HISTORY IN THE MAKING ON THANKSGIVING DAY! Newburyport MA

This Thanksgiving the Newburyport High School football team will have the opportunity to play its traditional rivalry game against Amesbury High School on the newly renovated turf field atop of Mt Rural.  Mt Rural, as the hill was called where the magnificent NHS now sits, is home to one of the grandest high school stadiums in the entire state, World War Memorial Stadium.   Built in 1930, during FDR’s administration, the stadium took three years to build and employed many men during the Great Depression.

My grandmother was a member of the first freshman class at NHS and was able to enjoy this amazing stadium from the very beginning.  The building of this stadium gave the community a newfound sense of pride and the entire community would come out each weekend for the games, seating as many as 8,000 fans in the stadium!  Over the years, the stadium has been home to concerts, various sporting events, numerous NHS graduations, as well as community events.

The stadium was built for longevity, however, after over 60 years, in 1999, the visitor side of the stands were deemed unsafe and the wear and tear of the years of usage started to show.  A group of concerned alumni, parents and community members decided to form a group called RESTORE and set off on a long journey to raise the necessary funds to renovate the stands and provide todays students with a state of the art turf field.

It took over 10 years, but this Thanksgiving we can all join together to celebrate the efforts of the RESTORE group and watch the historic game vs Amesbury on our new field.  The new field will be dedicated to legendary football coach and long time Athletic Director, Jim Stehlin, who was around when I was at NHS.  The history behind NHS and the entire City of Newburyport continues on for all to remember and enjoy!  Happy Thanksgiving!
